Your HELOC question
Can I get a HELOC on a rental property?
Some lenders accept investment property; confirm the exact property and program.
A rental property can have a different financing path from an owner-occupied home. Figure’s published eligibility information includes certain investment residences, which demonstrates that such products exist. It does not establish that this site or Shawn can currently offer one for your state, ownership structure or property. Ask about occupancy and property eligibility before relying on an advertised rate or borrowing limit.
Check my situationWhat matters in this situation
- Whether the property is a long-term rental, short-term rental or mixed use.
- Unit count, existing debt and how rental income will be documented.
- Whether title is held personally, in a trust or by an entity.
What to gather
- Leases, income records and mortgage statements as requested.
- Insurance and ownership documents for the specific property.
A worked example
A $500,000 rental with a $250,000 mortgage has $250,000 of estimated equity. That does not mean a lender will offer a $250,000 HELOC; occupancy rules, the permitted combined borrowing limit and underwriting still constrain the amount.
Illustrative only. The numbers do not represent a loan offer. What could change the answer
- A program for a primary residence may not accept a rental.
- Projected rent is not the same thing as documented rental income.
Other routes to consider
- Compare an investment-property refinance with retaining the current loan.
- Ask whether another property-financing structure fits without assuming it has the same consumer HELOC terms.
