Your HELOC question
Can I get a HELOC after late payments?
Separate an old missed payment from an account that is still overdue.
A missed payment does not give a universal yes or no. Ask the lender to review the type of account, dates, current status and the rest of your finances. This site has not verified a program that accepts a particular number of late payments or guarantees approval after a set waiting period.
Check my situationWhat matters in this situation
- Start with the account involved: your mortgage, another loan or a credit card. Write down which payments were missed and when.
- Check whether the report and current statement agree. Dispute an error with the credit reporting company and the company that supplied the information.
- Accurate negative payment history generally can remain on a credit report for seven years, with exceptions. That reporting period is not a HELOC waiting-period rule.
What to gather
- The relevant credit-report entry and recent account statements.
- Payment confirmations and any hardship, forbearance or repayment agreement.
- The reasons in a previous denial notice, if you applied before.
A worked example
One homeowner missed a card payment two years ago and is now current. Another is currently behind on the mortgage. Bring the specific history to a lender; a similar score does not make these situations interchangeable.
Illustrative only. The numbers do not represent a loan offer. What could change the answer
- Bringing an account current does not automatically erase accurate past late payments.
- A calculator cannot determine whether the lender accepts your payment history. Approval and pricing still need an actual review.
Other routes to consider
- If you cannot pay your mortgage, contact the mortgage servicer promptly and ask about assistance. A HUD-approved housing counselor can also help.
- If a new payment would stretch the budget, review the current obligations before using home equity.
